Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Joyce Harkins, a widow, originally in favor of One Reverse Mortgage, LLC, on November 17, 2008, said mortgage recorded in the Office of the Judge of Probate of Fayette County, Alabama, in BK 2008 PG 4929; the undersigned Nationstar Mortgage LLC d/b/a Champion Mortgage Co, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Fayette, Fayette County, Alabama, on November 17, 2020, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Fayette County, Alabama, to-wit:
A lot or parcel of land containing .71 acres, more or less, lying and being in the Northwest portion of the Northeast 1/4 of the Northeast 1/4 of Section 24, Township 16 South, Range 12 West, Fayette County, Alabama, being more particularly described as follows: begin at a point located 420 feet South of the North boundary line of said 40 acre tract, and located 60 feet East of the West boundary of said 40 acre tract, thence run East for a distance of 150 feet; thence South for a distance of 210 feet; thence West for a distance of 150 feet; thence North 210 feet to Point of Beginning. A parcel of land measuring 60 feet and lying to the West and Northwest of the land hereby conveyed has previously been deeded to the State of Alabama by the previous Grantors, R.S. Perkins and wife, Jewell H. Perkins, with a reservation to said Grantors that they have a right to use an access Road crossing said land. Grantee herein is also granted the right to use the said access Road, in conjunction with the previous Grantors, their heirs and assigns, and with the
provision that the said Road shall not be obstructed. Situated, lying and being within Fayette County, Alabama.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to Tiffany & Bosco, P.A. at the time and place of the sale. The balance of the purchase price plus any deed recording costs and transfer taxes must be paid in certified funds by noon the next business day at the Law Office of Tiffany & Bosco, P.A. at the address indicated below. Tiffany & Bosco, P.A. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
